To ensure a smooth application process, all prospective applicants/tenants over the age of 18 must submit a completed rental application form. You will need to provide a government-issued photo ID, your two most recent pay stubs (or proof of steady income showing a gross monthly income of at least 3x the monthly rent), and contact information for past landlords to verify your rental history. We also conduct standard background and credit checks.
A move-in inspection protects both you and the property owner by documenting the exact physical condition of the home before you move your belongings in. We highly recommend walking through every room to take high-resolution photos or videos of any pre-existing wear and tear (such as wall scuffs or floor scratches). Sharing these with us ensures you will not be held financially responsible for these items when you eventually move out.
Upon approval of your application and lease signing, you will typically need to pay a non-refundable application fee, if required for certain properties and/or associations; the first month’s rent; and a security deposit (usually equivalent to one month's rent). If you are moving in with an approved pet, a pet deposit or a non-refundable pet fee may also be required prior to your move-in date.

Yes, we require all residents to carry a valid renter’s insurance policy with a minimum liability coverage of $100,000. While the property owner's structural insurance covers the actual physical building, it DOES NOT cover your personal belongings. Renter’s insurance protects your electronics, furniture, and clothes from unforeseen events like fire, theft, or sudden water pipe failures.
